Buying or selling a property?

If you are in the process of buying or selling a property, or are planning to soon, you need a mold test!  According to OSHA, 47% of homes in the United States have a mold or dampness problems.  According to the EPA, there are 45 millions buildings in the United States that have unhealthly levels of mold.  According to the EPA, there are approximately 4.6 million asthma cases every year as a result of exposure to mold or dampness in their home.  Newer research also shows that up to 25% of Americans have a genetic predisposition that makes them more succeptible to mold-related illnesses.

Most homebuyers don’t even consider indoor dampness or mold issues when purchasing a new property.  A home inspector is usually hired to check things such as electrical systems, properly functioning appliances, roof age and condition, etc.  While some home inspectors may notice water staining, obvious visible mold growth or water leaks, potential mold growth or hidden moisture issues usually go undetected during a home inspection.

Our real estate inspection inspection package is basically the same as our standard thorough mold inspection, except we provide a written mold clearance certification letter (in addition to the standard inspection report) to the property owner that clearly states that the indoor environment is safe and suitable for occupation and normal use*.

As a property buyer, potential indoor mold or dampness issues should be regarded as a top concern to address before you purchase the property.  Correcting moistures and remediating mold can be expensive, and you certainly don’t want to find out that your new home has mold or dampness issues after you have purchased your property.

For property sellers, having a recent mold clearance letter in hand will elevate your property above the others, and shows your potential buyers that they can breathe easy (literally) knowing that they are purchasing a property in which the indoor environment is safe and suitable occupation.*

Our Process

How it works

All of the information collected during the inspection process is used to determine if sampling is necessary, and what sampling methods should be used if sampling is necessary.  Once the sample analysis is received from the laboratory, a detailed inspection report is assembled and will include a mold remediation remediation or cleaning protocol if needed.  If no issues are found, we will issue a written Mold Clearance Certification letter for the property.
